That knowledge is insufficient to prepare you for the radical disconnect between the way the development of 64 single-family homes was marketed and the reality of the site. Edgebrook Glen was hyped 5 years ago as a lifestyle of woodsy tranquility in a community bordered by forest preserve. Its website still offers “homes for sale nestled alongside the Indian Woods Forest Preserve” and describes “tree-lined streets … wooded grounds and your own landscaped park.” To gain access to Edgebrook Glen, which is in Jefferson Park, you pass through light industrial warehousing uses along Elston Avenue and turn into a large CTA bus staging area on Armstrong Ave. As you enter the development you’re greeted by a sign informing you that you’re “on a park … in the heart of Chicago.” Nothing you’ve read prepares you for what you actually see. About a third of the homes have been completed or are under construction. Forest preserve access is barred by fencing and most of the forest preserve is across a set of railroad tracks. There are no tree-lined streets or wooded grounds and the park is a sorry affair. Pre-construction prices five years ago ranged from the $680s to the $960s. A Roswell man won his chicken fight with the city Thursday. Roswell Municipal Court Judge Maurice H. Hilliard Jr. ruled that Andrew Wordes can keep his flock of chickens in the back yard of his Roswell home. City zoning officials cited Wordes in February for raising chickens in a residential area. Wordes said he ruffled the feathers of a former employee who turned him in to Roswell Animal Control. “And then she called the City of Roswell code enforcement reported that I had chickens that weren’t allowed in Roswell,” Wordes told Channel 2 Action News reporter Diana Davis. Wordes said he’s raised the chickens in the back yard of his home in his Roswell subdivision for about four years with no complaints from neighbors. “They leave egg cartons on my door with their name on them so if I have extra eggs, I put them in there and give them back to them,” said Wordes. He said he likes farm fresh eggs for health reasons. “Now those are good eggs,” he said. The Roswell city attorney argued the code doesn’t allow for poultry in residential areas. Wordes and the mayor of Roswell believe it does and Judge Hilliard agreed. “They are allowed. I’ve read the code, Mayor Wood has read the code, and we both came up with the same thing — that chickens are allowed in Roswell. Wordes said his chickens are not livestock, they’re his pets. How do I deal with an arrogant tax assessor that wants to increase my homes valuation by $60,000?
I bought my home in February of this year for $309,000 and it is completely obvious that it is no longer worth that today, just 8 months later. While this doesn’t bother me too much since we plan on staying here for years to come, I am having a problem with my city’s tax assessor. My wife had to go meet with him tonight by herself since I could not make it. (their appeal hours are set up for 1st shifters only and I work 2nd shift). I went on Realtor.com and printed out 10 comparable homes for sale in our neighborhood all of which are selling much cheaper per square foot than what we paid and many of them are newer. The assessor was very arrogant and didn’t want to hear anything my wife had to say. He just kept saying that we “set the bar” by paying $309,000 for it so that’s what the assessment will be too bad. Obviously anyone who reads the papers knows that we are in the middle of a huge subprime mortgage meltdown and home values have come down substantially. Please help.
